With over 150 years of combined experience from its principals creating and restoring communities, Park Legacy was formed in 2012 to assist the public and private sectors find solutions to preserving open spaces. The founders and leadership of the Parks Legacy Project have developed numerous projects that embrace the mission to establish long term financial sustainability to keep open spaces and parks a thriving part of our neighborhoods.
The following project case studies are provided as just a few examples to demonstrate past projects of Parks Legacy leadership. Remodel and re-route an existing 18-hole course, and convert the irrigation lake to an “Aqua Range”, thus freeing up valuable acreage. A new residential neighborhood is created with 75 townhome lots and additional single family in-fill lots. The estimated residential retail value exceeded $80 million. The Aqua Range concept involves floating golf balls that are automatically collected in a special ‘skimmer’ system. Plans included adding golf-entertainment concepts including Trackman®, seating with food and beverage, and a special kids area for range use.
Druids Glen Golf Club, King County, Washington
Acquire 376 acre property and plan long range improvements, subject to final planning and approvals.
Originally owned by Paul Allen, co-founder of Microsoft with Bill Gates, this 18-hole golf facility, with full practice range, clubhouse and additional acreage, meanders through a lush forest with magnificent views of Mount Rainier as its backdrop. Designed by Keith Foster, and opened in 1997, Druids Glen is rated in the top 10 Golf Courses in Washington.
Through creative management, planning and entitlement effort, the “win-win” factor will be realized by users, local communities as well as ownership.
Resort at Eagle Point, Medford, Oregon
Acquire an existing 18-hole Robert Trent Jones, Jr. Signature Golf Course with developable land and in-fill opportunities. In-process to build additional chalet lodging units, condominiums and single-family homes.
Destination lodge, restaurant, and annual membership-based golf club. The “last outpost” before heading north to Crater Lake National Park.
Planning and entitlement effort will preserve natural resources, wetlands and bring new housing to a growing market with high residential demand. Preservation of the 18-hole golf course is integral to the vision, as is increasing lodging accommodations at the resort.
$3.5 million golf course restoration/renovation and remodeling with all funding from residential land made available after reconfiguring the 18-hole course and practice area.
Reconfigure an 18-hole historic golf course to accommodate 113 luxury homes and golf course improvements.
Fully private lands with private funding, requiring extensive re-zoning and entitlements. (Project built and completed by leadership team members prior to PLP founding.)
Revenue generated from land sale to residential developer paid for all improvements and established a capital fund for deferred maintenance.
$5.8 million golf course restoration/renovation and remodeling with all funding from mixed use land made available after reconfiguring the golf facility. Mixed use included single family residential brownstones, business hotel, health club and golf-hotel retail services. A parcel for a satellite convenience mart was also established.
Reconfigure and restore an aging 45-hole golf complex and practice area to reflect a more diverse golf asset of 18-holes regulation golf and 18-holes precision length golf with flexibility to set up the precision course with a 3-hole practice (youth) loop of holes.

Revenue generated from land sales to mixed use developer(s) will pay for all golf improvements and establish a lease and/or HOA and/or room tax revenue to offset future golf finances during difficult economic times.
$3.4 million golf course restoration/renovation and remodeling with all funding from commercial land made available after reconfiguring the golf facility (20+ acres at Approx. $840,000/acre).
Remodel and re-route an existing 18-hole course and limited length practice range into a high-end 18-hole resort club for transient use by business travelers, establishing a 20+ acre Class-A corporate business park with 900,000 sf located along a major east coast interstate with commercial lease rates in excess of $2.50/sf/month.

Revenue generated from land sales to commercial developer(s) will pay for all golf improvements and establish long term lease to offset golf needs for 30+ years.
